Home’s History

The home on 110 North Jefferson is the very first T.J. Collins house built in Staunton. It was built for the Eubanks family, a fruit and vegetable broker, in 1891. You can still see the “E” in the carved brackets on the front porch. In 1913 the family extended the home to include the library and second bedroom above on the south side of the house.

The home changed hands after the Eubanks family several times. By the 1970s it was converted into low-rent apartments on the first and second floor and rooming board apartments sharing a common bath on the third floor. By the 1990s, it was abandoned.

The home was purchased in 2008. It has undergone several necessary steps to ready it for the owner prepared to restore it back into the grand home it once was…

Historic Staunton Foundation

Please note that exterior restoration must be approved by the Historic Staunton Foundation.

Floorplans

Enjoy professionally drawn floorplans and electric plans to use, or, to build upon. The plans were drawn to conform to this home’s architectural heritage – to maximize potential historic restoration tax credits – while also bringing its inhabitants modern amenities.

Newtown Neighborhood
Jefferson Street is part of the Newtown district, founded in 1787, to the west of Downtown. The neighborhood is experiencing a renaissance as more people value sturdy, built-to-last homes with walkable access to town centers. The neighborhood is a mix of fine, restored homes as well as others in transition. This home is one of the few remaining jewels ready for restoration.

Newtown itself offers amenities such as:

Staurt Hall, a private, co-ed K-12 school and girls boarding school

George Bowers Grocery, a specialty grocery (also the present owners of this house)

City of Staunton

Staunton (pronounced “Stan-ton”) is a dynamic small town with a vibrant main street of independent shops, galleries, and restaurants. It is nestled in the Shenandoah Valley of Virginia with access to caverns, hiking, canoeing, antiquing, battlefields, golf, skiing, horseback riding and fishing.

Staunton is regularly featured as a Washington, D.C. weekend getaway for its cultural amenities such as The American Shakespeare Center, Red Brick Arts District, and fine dining options. The city has a regular farmers market as well as events throughout the calendar year. It also has a small trolley service.

Spared during the Civil War, the city boasts six historic districts of preserved architecture. Many of these fine homes were built by T.J.
Review details about what has already been done to prepare this home for restoration, what conveys with purchase of this home, and what happens next.

Quick Overview

several essential steps have already been taken to ready this unique property for restoration

exterior restoration will need to conform to guidelines set by the Historic Staunton Foundation

repairing the property’s stone wall and deepening the footing on the 1913 southern addition are the next steps

A considerable amount has already been done to prepare this home for restoration.

all plaster and lathe has been removed in preparation for modern insulation

three dumpsters worth of debris have been removed

non-original, interior walls associated with the former apartments have been removed, revealing original frame

floorboards, which were beyond salvage, have been removed in preparation for radiant floor heating

the back porch, also beyond repair, has been discarded and documented for future restoration

the home has been sealed to protect it from weather damage and animals

a new electrical drop has been added on-site for immediate use

What conveys with the property:

original staircase with hand-carved design

original claw foot bathtub

original black, wrought-iron fence to partially enclose front yard

original heart-pine timber removed and saved for later structural re-use

original stained glass front window

original solid wood front door

mature white lilac tree for springtime fragrance

mature flowering quince for springtime beauty (and bird habitat)

dozens of classic orange daylilies for summer-to-fall beauty

In addition, we are also including:

copies of the original floor plan, directly from the T.J. Collins archives at the R.R. Smith Center

the new architectural floor plans – including electric plans – for you to use or modify

invoices associated with work already completed

copies of estimates we received from craftspeople

all paperwork we collected on historic home tax credits

introduction to our general contractor, who is greatly knowledgeable about this home, deeply experienced, and whom we greatly respect

Next Steps

Two steps need to be completed before work on the house can begin in earnest. The first is the repair of the stone wall surrounding the property. It has been improperly patched and needs complete repair. In tandem the footing on the 1913 addition must be deepened to ensure its stability and remove existing pressure on the stone wall.

From there, major work on the house can begin.

The home is for sale by owner, as-is/where-is. Owner financing is an option. When you view the house we kindly ask that you do not block the driveway belonging to our neighbors on the north.

We relocated to Staunton from New York City in 2008.

While this is obviously a major transition, we’re just as excited about life in Staunton as when we arrived. We are offering this historic Victorian home for sale because we are interested in focusing our efforts on other projects. One project is community-centric, and will continue to build value to the purchaser of this home.

We own and operateGeorge Bowers Grocery, a specialty grocery featuring local food, artisan cheese, wine, and craft beer. The grocery is located just blocks away from 110 North Jefferson, adding to the property’s value.

We are committed to the neighborhood and are also restoring our nearby, circa 1868, home.

There is no urgency to sell this unique Victorian home on Jefferson Street. We’re willing to wait for the perfect buyer who is ready to completely restore this gem to a single family home. Could it be you?

People adore 110 North Jefferson. Immediately following our purchase – and ever since – we’ve been approached by people who told us they wanted to purchase this house. We even had to put a “no trespassing” sign with our lawyer’s number on the front door to deter them!

We know the value and unique opportunity this T.J. Collins home possesses. This home has huge potential for your creative expression as you restore it.

This home will provide long-term enjoyment, and, when restored, will likely prove to have profit potential as well. However, the real joy will come from owning this historic, single-family home when it is restored to its well-deserved, former glory.

We are looking for someone who will care for and respect this home and ready to restore it.

Contact us:

or by visiting us in person at 219 West Beverley Street (George Bowers Grocery)

We kindly ask that you do not block our neighbor’s driveway on the north side of the property when you view the home in person.
